By crazy we mean, no inventory, homes selling in record time for record price, and the amount of people moving to Florida every day is off the charts. If you’re thinking “wow now would be a good time to sell,” you’re absolutely right!

Buyers, Sellers, Realtors beware of Zillow’s new approach. 

 

 

We all know Zillow. We all have used Zillow. Zillow has recently become a licensed brokerage and is now buying and selling homes in dozens of markets across the country. We have all used Zillow. We all know Zillow is the most visited real estate website so it seems legit, right?

 

We learned first hand about Zillow’s approach to selling your home: 

 

“I clicked on the ZILLOW CASH offer on my personal property yesterday just to see what they offer and what their fees are if you do sell your home to them. They charge a 2.5% “commission/fee” – the same as if you were going to list your home with a licensed professional Realtor. The price they said they would purchase my home for was WELL BELOW the market value. They pull the number from the property appraiser’s website. If I was an uneducated seller and didn’t know the market, I would have easily left 90k-100k on the table even after a commission is paid out to a licensed realtor if I was to sell on my own. Do not fall into the “Zillow Home” trap!”

 

We also spoke with a local inspector and here is what he had to say: “I have inspected two of their properties. They send in a “property vendor” to try and hide things, paint stains, and do other unprofessional repairs. Then they put it right back on the market for 30-40%more than they just bought it for. Definitely buyers and sellers beware.”

 

Buyers, if you are purchasing a Zillow home, be careful and have the home properly and fully inspected. Sellers, don’t sell yourself short! Your home is one of the largest investments you will make!
